Damp, Mould and Condensation Policy
Overview
We are working with local residents to develop our new Damp, Mould and Condensation Policy.
Sandwell Council is committed to ensuring that all tenants and leaseholders live in homes that are free from damp and mould, protecting their health, safety, and comfort.
We want to make sure our approach has a positive impact by providing clear, accessible, and reliable services for identifying, preventing, and addressing damp and mould problems. Our repairs and support services will be easy to use and delivered in a way that earns the trust of residents.
We are dedicated to treating residents with fairness, respect, and dignity, and we will listen to their concerns and experiences to improve how we manage and resolve issues with damp and mould.
Our purpose is to invest in homes and communities, fostering an environment where all residents can thrive.
This policy outlines the principles and standards for our responsive damp and mould repairs service, detailing how we will:
- Act quickly on reports of damp and mould, inspecting homes and completing repairs within clear timeframes;
- Maintain homes in line with legal and regulatory standards, including the Decent Homes Standard and HHSRS;
- Deliver a consistent, high-quality service that puts residents first and aims to get things right the first time;
- Invest in proactive maintenance and improvements that reduce the risk of damp and mould over time;
- Engage with tenants and leaseholders to learn from their experiences, improve our service, and keep them informed throughout the process.
