Asset Management Delivery Strategy 2026-2031

Overview

Sandwell Metropolitan Borough Council (SMBC) is committed to providing safe, secure, well-maintained and sustainable homes for tenants and leaseholders across the borough.

We have developed a draft Asset Management Delivery Strategy, which sets out how housing repairs, maintenance, building safety, compliance services and capital investment programmes will be delivered in the future.

The strategy explains how the Council will:

• Deliver repairs and maintenance services
• Invest in homes and neighbourhoods
• Maintain building safety and compliance standards
• Make best use of the Council's Direct Labour Operatives (DLO) workforce
• Procure and manage contractors effectively
• Deliver value for money for tenants and taxpayers
• Support local jobs, apprenticeships and social value
• Involve residents in shaping and improving services

Before the strategy is finalised, we want to hear from tenants, leaseholders and stakeholders who may be affected.

Your views will help us ensure the strategy is clear, practical, resident-focused and capable of delivering high-quality housing services while providing value for money.
